Internal Revenue Code section 1031 establishes the rules for like-kind exchanges. This is a tool that can be used by private landowners to defer real estate transfer taxes by exchanging one piece of property for another.

With the signing of Secretarial Order No. 3289, the Department of the Interior launched the Landscape Conservation Cooperatives (LCCs) to better integrate science and management to address climate change and other landscape scale issues. By building a network that is holistic, collaborative, adaptive, and grounded in science, LCCs are working to ensure the sustainability of our economy, land, water, wildlife, and cultural resources.

Like-kind exchanges that commence in one tax year and end in a subsequent tax year are sometimes called Year End Exchanges. Year End Exchanges contain some unique benefits and some hidden pitfalls.

 

Qualified Intermediaries
By:

A qualified intermediary (QI) is a neutral party who may assist a landowner in facilitating a like-kind exchange. The QI enters into a written agreement, known as the exchange agreement, with the landowner.
